For attorneys and fiduciaries
For Elder Law Attorneys, Fiduciaries and Trust Officers
You manage the money and the legal side. Your client still needs a safe, licensed place to live that the estate or trust can sustain. Hamssa finds assisted living, board and care and memory care homes in the South Bay that fit the client's care needs and the budget you set, and she works with whoever has authority to sign.

How a referral works
Tell Hamssa the limits
Care needs in general terms, the area, the monthly amount the estate or trust can carry, and who signs. She calls you for the details.
Homes that fit the budget
She suggests licensed homes she has toured whose rates fit, checks each home's public licensing record, and attends the tours with you or the family.
You review the paperwork
The home's admission agreement and rates go to you or the person with authority before anyone signs. Hamssa does not give legal or financial advice.
Where Hamssa fits
- Conservatees and clients under a power of attorney who can no longer live alone.
- Clients whose money must last: a shared room in a small board and care home can cost much less than a large community.
- Clients who must move to a lower-cost home as savings run down.
- Clients whose families are far away or disagree, who need one person handling the search.
“She walked alongside us, offering invaluable guidance and support every step of the way. Ultimately, her recommendation led us to a place where our beloved elder receives exceptional care and companionship.”
“When there was an opening at the place we wanted she set up a tour quickly and my dad was moved in in very short order. If you need this service she's the one to help you.”
Budget first
Board and care homes and large assisted living communities are licensed the same way in California but priced very differently, and care-level fees can change after admission. Hamssa says shared rooms in Torrance start at about $5,000 a month in 2026. Our guides on budget tiers and rate increases explain what moves the price.
If public benefits are part of the plan, Hamssa can share general information about the Assisted Living Waiver. Eligibility and planning decisions stay with you.
Who Hamssa works with
She works with the person who has authority to make the decision, and with the family where you want them involved. Families pay nothing for her help; homes may pay her a referral fee after a move-in. See how placement is paid for.
Common questions
Does Hamssa sign anything for the client?
No. The admission agreement is between the home and the resident or the person with legal authority. Hamssa makes sure you have the agreement and the rate sheet before signing.
Is Hamssa paid by the homes?
Homes may pay her a referral fee after a move-in. Not every home pays one, and she still suggests a home that pays no fee when it is the right fit. Families pay nothing.
Can she help move a client to a less expensive home?
Yes. She can suggest lower-cost licensed homes in her area. Notice and refund terms come from the current home's admission agreement, which you will want to read first.
Which areas does Hamssa cover?
Torrance, Redondo Beach, Rancho Palos Verdes, Rolling Hills Estates, San Pedro, Harbor City, Carson, Gardena and Long Beach.
